A finished basement should feel like part of the house, not a separate project added below it. We scan and plan the lower level before framing starts, so soffits, beams, mechanicals, moisture history, egress, insulation, and finish details are all resolved together.

When a basement has had water or mold issues, LBI can coordinate with remediation professionals and rebuild the space with durability in mind: drainage detailing, air sealing, and material selection chosen for how the room will age, not just how it looks on day one.

Basements are unforgiving when planning is rushed: soffits land in the wrong place, mechanicals get hidden poorly, and moisture details get skipped. We do that work on paper first.

    Walk-through & 3D scan

    We meet on site, then capture the basement with professional 3D laser scanning. Soffits, beams, mechanicals, and headroom get measured the way they actually are, not the way the original print suggests.

    Design, code & permit

    Plans are drawn against the scan. Egress, ceiling height, and mechanical clearances are resolved on paper. Permitting and inspections are coordinated by LBI.

    Framing, systems & enclosure

    Framing, electrical, plumbing, HVAC, insulation, and air sealing all happen with the finish in mind. When there is water or mold history, we coordinate with remediation professionals and rebuild for durability.

  4. 04

    Finish & walk-through

    Trim, millwork, tile, flooring, and final selections, followed by a walk-through that ends the project the way custom work should: cleanly, with everything documented.

How much does basement finishing cost in Minnesota?
It depends on scope, finish level, and condition. A straightforward finish of an unfinished walkout typically lands in the upper-five to mid-six figures. Projects that include a full bath, kitchen, guest suite, custom millwork, or moisture/structural work scale from there. We provide a defined-scope estimate after the first site walk.
Can you finish a basement that has had water or mold issues?
Yes. We regularly take on lower-level projects after a water event or mold remediation, and we coordinate directly with remediation professionals. The new build is then planned for moisture management, air sealing, drainage detailing, and durable material selection, so the finish lasts.
Do I need egress windows?
If the basement will include any bedroom (guest or otherwise), Minnesota code requires a compliant egress opening. We design the plan around egress early so it never becomes a late change, and we coordinate the window install and any required cutting.
Can you add a bathroom, kitchen, or guest suite?
Yes. Full bath additions, wet bars, kitchenettes, and complete guest suites are some of the most common scopes we take on. We plan plumbing rough-ins and venting against the existing stack and floor before drawings are finalized.
Can you work around low ceilings, beams, soffits, ducts, and mechanicals?
Often, yes, and that is exactly why we scan the basement in 3D first. Soffits get designed, not improvised. Beams become part of the architecture rather than obstacles. Mechanical relocation happens only when the gain is worth the cost.
Do you handle design and construction, or do I need a separate designer?
Either path works. We coordinate the design when that is the cleanest fit, and we work alongside architects or interior designers our clients already trust. Either way, one LBI project manager carries the build from the first scan to the final punch list.
